Rules and regulations for guests

Accommodation booking and payment

Reservation only becomes effective with the completion and signing of the short-term rental agreement sent by Pakravan Papi or automatically signed via online travel agencies.
Reservations shall only be confirmed against the payment of a deposit equal to 30% of the total amount of the booked stay. The deposit is to be paid by credit card or bank transfer.
The balance must be paid not later than 30 days before arrival.
In the event of a non-show, the deposit shall not be returned.
In the event of cancellation, the deposit is refundable only when the booking cancellation notice is sent not later than 30 days before the stay is due to commence.
Booking confirmation implies full acceptance of and compliance with the present regulations.
Our rates for the current year are posted on our website as well as displayed at the reception and at each apartment.

Check-in & check-out

Check-in time is from 3:00 pm on arrival day.
Check-out time is by 10:00 am on departure day, unless otherwise agreed.
Upon arrival, guests must present personal documents for check-in registration.
When requesting different check-in or check-out times, guests must contact the management in order to have their arrival or departure organized accordingly.
Guests arriving after 11:00 pm and departing before 8:00 am must check-in/check-out on their own. Keys are to be collected/deposited in the key safe at the main gate.

Keys and remote controls

Upon arrival, guests are provided with two keys for each apartment and with the automatic main gate key. All keys must be returned prior to departure.
In case of any key or remote control loss, guests must promptly inform the reception and the corresponding replacement costs will be charged accordingly.

Final cleaning

Final cleaning is included in the rental price. However, guests are expected to leave the kitchen area and appliances tidy and clean.
Prior to departure, the staff may verify the condition of the apartment and that of its equipment.
In case that the apartment is left excessively dirty, an additional fee of €50 shall be charged.

Linen

Apartments are provided with bed, bathroom and kitchen linen. Sheets and towels are changed weekly. Towels must not be used outside the apartments.
In case of non-compliance, corresponding costs shall be charged.

Pets

Small-sized pets weighing up to 15 kg are welcome. Their presence however must always be notified on booking.
Pets must not be left alone and/or unattended in the apartments or at any of the other Estate areas at any time.
It is strictly forbidden to allow pets on the bed, the couch or the armchair.
In common areas pets must be on a leash at all times and owners must clean after their pets.
Guests shall be held responsible for any damage caused by their pets and shall be charged in full accordingly.

Apartment stay

Upon arrival, guests are provided with a check-list of the apartment’s equipement.
Guests are recommended to immediately report any inconsistency or shortage found, in order to allow the management to promptly provide any replacement/repairing required.
Free Wi-Fi service is available upon entering access credentials on the arrival.
Guests must always use all apartment’s furniture and appliances in the appropriate way.
It is not allowed to move apartments’ equipments and forniture outdoors.
Out of respect and decorum of the common areas, it is not allowed to keep slippers and toys on the stairs, outside the door or in any other of the common areas.
In the event of any damage to the equipments or to the forniture which is not due to normal wear, the corresponding cost shall be charged to the guests and shall be deducted from the deposit. If the refund cost is higher than the deposit amount, a supplement shall be required.
Smoking within the apartments is strictly prohibited.

Household waste

Separate waste collection is mandatory. Guests must dispose of household waste in the recycling bins located in the area adjacent to the car park.

Common areas

In order for our guests to have a pleasant stay, the Estate offers some extra services free of charge.
Common areas available to guests include a car park, a children playground, a barbecue area, a tennis court, a swimming pool, a relaxation area above the swimming pool, a breakfast hall, a relaxation hall on the ground floor and a laundry.
In order to ensure that everyone may have a pleasant stay, each guest is requested to respect order and maintain cleanliness.
Thus, it is strictly prohibited to throw any waste and cigarette ends on the ground.
Guests are requested to look after as much as possible the turf, the flowers, the plants, the pool equipment and the Estate facilities.

Laundry

A laundry is available to guests free of charge. It features a washboard, two washing machines and a dryer and is provided with detergents and with an outdoor area for hanging out the washing.
In addition, each apartment is equipped with a basin and with a small clothes-horse for hand washing.
It is forbidden to hang out the washing in front of the buildings or anywhere else outside the designated area.

Playground

A children playground is available to guests. All games installed meet all safety standards. The playground is for children under 10 years of age.
The area is unattended, therefore children must be supervised at all times and are under total responsibility of the adults accompanying them.

Barbecue Area

A barbecue area equipped with tables and benches for dining is available to guests.
It is ONLY allowed to light fires in the braziers provided and with coal only.
Guests must clean thoroughly grills and the whole area after use and dispose of their waste responsibly.

Tennis court

A tennis court is available to guests free of charge. Guests are requested to check and confirm the availability of the service at the reception. At the reception tennis rackets and balls are available upon request.

Bicycles

Bicycles such as mountain-bikes are offered to guests free of charge. The reception ensures their proper functioning and maintenance.
Booking e-bike service comes at an extra charge.
Guests requesting the service are solely responsible for the proper use of the bicycles. The management declines any responsability in case of accident. Children under 14 years of age must be accompanied by an adult.
Guests are requested to check and confirm the availability of the service at the reception.

Swimming pool
  1. The swimming pool is private and reserved to our guests only.
  2. The swimming pool is open from 9:00 am to 7:30 pm, unless maintenance is in hand.
  3. Guests have free access to the changing rooms and to the toilet facilities located below the swimming pool.
  4. Sun loungers and parasols are available.
  5. Swimming pool regulations are displayed by the pool.
  6. Maximum precaution is recommended when using the private and unmanned swimming pool.
  7. Shower before entering pool is mandatory.
  8. Children under 14 years of age must be accompanied by an adult.
  9. Food and drinks are not allowed by the pool. It is not permitted to bring glassware and food to the pool either.
  10. A self-service minibar is available to guests free of charge.
  11. Pool towels are available free of charge at the reception upon request. After their daily use, towels shall be left in the specially provided collection containers located in the poolside area.
Noise

In order to guarantee a pleasant stay to everyone, guests are requested to avoid annoying noises in respect of quiet and resting times, both inside and outside the apartments, during the following hours:

  • from 1:00 pm to 3:00 pm
  • from 11:00 pm to 8:30 am
Outsiders

Guests must notify the managent of the presence of any family members or friends within the Estate during the day.
Outsiders are not admitted in any of the Estate areas during the night.
It is strictly compulsory for guests to notify ahead the staff of any relatives or friends overnight stay. Anyhow, the total number of persons per apartment does not exceed the apartment maximum capacity.

Safety

The management declines any responsibility for the loss, theft or damages of any of the guests’ belongings left unattended in the rooms or at common areas. Guests must look after all their personal belongings, valuable items/valuables included, as in the rooms as in common areas within the Estate. Any abuse shall be reported to the local Public Safety Authorities.

Additional cleaning

Additional cleaning service is available upon request at a cost of € 30 per service.

Additional linen

It is possible to request the cleaning service according to one’s own requirements at a cost of € 30 per service.

Saturday 8:00 am – 2:00 pm
